This Project gave us a unique opportunity of an Urban Design exploration, to create a benchmark in this dense urban fabric, especially in such a Prime city area. Our aim was to achieve maximum FAR for redevelopment scheme, without compromising on the green spaces and efficiently synchronize the Open –built relationship to provide a Holistic atmosphere & a healthy lifestyle to the residents and end users.
The project gracefully sits on a beautiful site spread across 39 Acres of land, in Central Delhi, flanked by New Rohtak Road on the Southrn edge & Railways Land on the Northern edge. It is in close proximity to Sarai Rohilla Railway Station & Karol Bagh and the closest Metro stations are Pratap Nagar & Jhandewalan.
Approach from the New Rohtak Road marks a strong visual axis, where a 180M high Iconic Tower is planned, in the S-W zone, to create a luxurious identity in the complex and envisioned as a visual marker in the city.
46 swanky floors of this tower have been designed to define the skyline with its futuristic curvilinear design, exceptionally sought after amenities and Branded residences by Versace. Another visual axis is planned intermingling with the green axes. The design offers a large vehicle-free lush landscape zone, surrounded by high-end high-rise towers ranging from 32-34 storeys and 135 M in height. With design efficiency we have tried to achieve wonderful greens which will act as urban lungs to this congested area and a social platform for the community. The Build-from has been conceptualized by evolving a standard tower typology. A T-shape tower formulation has been designed to facilitate views of urban landscape from all sides.
An added attraction is the interesting Horizontal green layer- The Sky Garden, on the 20th floor, that ties all the towers together, highlighting the vertical landscape of the towers. It acts as a recreational space with breathtaking views of the city, at the same time helps in breaking the monotony of the towers. For the first time in Delhi, people will enjoy facilities like a sinuous jogging track, gym, infinity pool, Jacuzzi, yoga deck, open gym, open restaurants and many more, overlooking magnificent vistas of Central Delhi.
Lot of Importance is given on achieving highest standards of quality of life. Designed as a GRIHA 4-star rated complex, the project is dotted with ample amenities and facilities for all age groups to make it a self-sustainable complex. A synthesis of sports, relaxation, rejuvenation and congregation activities have been planned in all areas of the project - central green area, the clubhouse and the sky-garden, rendering them as truly enjoyable spaces for the entire family. Experiences have been designed, with immaculate attention to details, starting from the Entrance Porch to the Entrance lobbies, to dwelling units – their balconies, toilets, kitchens, while at the same time, achieving the best standards for effective utilities and services. Special Safety features have been incorporated right from the Conception stage, with a dedicated Fire Tower, smoke detection and sprinkler systems. Other facilities include VRV Air Conditioning System (High Side), FTTH (Fiber to the Home) System for Television, Intercom and Data Connectivity, Tap-Off Points for Plumbing, Fire-Fighting & Electrical Connections & Dual water supply of domestic water and for flushing water.
